Cemix Cemseal Solvent is a low viscosity silane-siloxane system which penetrates deeply into porous substrates and then reacts to produce a bonded hydrophobic lining to the pores. This treatment significantly reduces absorption of water and water borne salts but still permits passage of water vapor. The treatment slightly darkens the substrate and has excellent resistance to weathering.
Typical Applications & Uses:
Cemix Cemseal Solvent is a clear penetrating hydrophobic treatment that protects concrete and masonry from both water and chloride intrusion whilst still permitting water vapor transmission (breathability).
- Reduces water and chloride intrusion.
- Deep penetration into substrates.
- Inhibits mould growth.
- Increases freeze thaw resistance.
- Minimizes efflorescence.
- Chemically resistant to ice melting compounds, fuels, oils and atmospheric contaminants.
- Allows concrete to breathe (vapor permeable).

Surface should be dry and must be free from oil, grease, loose particles, decayed matter, moss, algal growth and curing compounds. For maximum penetration grit blasting, water blasting or some mechanical means of surface preparation is recommended. Water blasting or an acid wash should be used for the removal of moss or algal growth. Rinse off with liberal quantities of clean water and allow to dry. Application to a damp substrate will reduce the penetration and effectiveness of Cemix® Cemseal Solvent. Protect plants, grass, asphalt, bitumen, plastics and all painted surfaces during preparation and application.
DO NOT allow Cemix® Cemseal Solvent to be contaminated with water. Shake or stir thoroughly before use. Cemix® Cemseal Solvent should be applied, without diluting. Ensure that the application rates are achieved (see coverage). On absorbent surfaces, repeat or increase rate of application until surface is completely saturated. Spraying is the preferred method with larger areas, using either conventional paint spray equipment or a garden sprayer. Re-impregnation at a later date is possible if required. Equipment should be washed out in water immediately after use. Allow a minimum interval of four hours between coats.
Note: There is not a sealer suitable for all types of pavers, tiles, or other surfaces. Never apply more product than is being absorbed into the surface you are sealing. If product is pooling on the surface, brush the excess off. If you feel no product or very little product is being absorbed, stop and seek technical assistance. Always do a test area first to approve the look and feel before doing the entire area. Ensure there is no rising damp as this will make the sealer surface cloudy. Over application can make the surface slippery especially when wet.
Appearance - Milky white semi fluid paste.
Application Temp – 5 – 30oC
Yield / Coverage - Coverage will be determined by porosity of the substrate. On brickwork, coverage will be approximately 4m2/L. This should be confirmed by trials on site.
Packaging - 2L, 4L & 20L Pails and 210L Drums.
Reduction in water absorption - 90% @ 28 days.
Reduction in Chloride Ion penetration – 90% @ 28 days.
Density - approx. 0.8
Moisture Vapour Transmission - 210 g/m2/day
Flash Point – approx. 36ºC
Cemix® Cemseal Solvent is resistant to all normal ice melting compounds, petrol, oil and atmospheric contaminants (car exhaust fumes/industrial exhaust). The data shown above reflects typical results based on laboratory testing under controlled conditions. Reasonable variations may occur on site.
Equipment should be cleaned with solvent immediately after use. Any spillages should be absorbed with sand or sawdust etc. and disposed of in accordance with local regulations.
Storage / Shelf Life:
Cemix® Cemseal solvent has a post-production shelf life of twelve (12) months if stored in its original container with lids tightly sealed in a cool place and out of direct sunlight.
Cemix® Cemseal is flammable and should be used with adequate ventilation. Beware of cigarettes and naked flame near uncovered containers. Avoid skin and eye contact by using suitable protection especially when spraying. Keep out of reach of children. Cemix® Cemseal is not recommended for applications below grade, areas subject to hydrostatic pressure, or as a cure for rising damp. Contact Cemix® for further technical advice for these applications.
Floors: All film- forming sealers applied in multiple coats will decrease slip resistance, so slip trials are recommended, especially for outdoor or wet areas.
All film - forming sealers can scratch.
